Affordable Housing

Bay Area LISC strengthens the capacity of nonprofit organizations to build and manage affordable housing developments. Our goals are to create a strong set of nonprofit organizations within the region that are consistently capable of producing and managing affordable housing. Our program offerings combine a range of trainings, technical assistance, peer networks, and policy research and advocacy to staff from these organizations the knowledge, skills, tools, resources, and connections they need to successfully build and manage affordable housing.

2010 Housing Development Training Institute

Bay Area Local Initiatives Support Corporation (LISC) is pleased to announce that it is now accepting applications for its 2010 California Housing Development Training Institute (HDTI) for non-profit community development corporations. HDTI is a yearlong comprehensive training in affordable housing development within a community development context.  

HDTI will be conducted over three weeks:

Session 1:  April 12 - 16, 2010
Session 2:  July 26 - 30, 2010
Session 3:  September 13 - 17, 2010

2010 April Property Stewardship Workshops

Thursday, April 1st: Optimizing Operations 9:30am- 3:30pm
In this current fiscal environment, affordable housing developments need more than ever to operate at their optimal levels-with incomes maximized and expenses minimized. With other factors stressing sponsors' financial condition, it is critical that your portfolio not be a source of additional strain, but rather a source of stability.  Learn how First Community Housing maximizes the efficiency of its building systems! Hear how Eden Housing uses watch list working groups and performance monitoring systems to fix troubled properties! This training is intended for property managers and supervisors, asset managers and facilities managers.

Tuesday, April 20th: "Year 15" Tax Credit Buy-outs (Day One) 9:30am to 12:30pm
Trainer Joel Rubenzahl of Community Economics, Inc., will provide an overview of the major issues facing affordable housing sponsors throughout the process of buying out investors. Discussion will include valuation issues, calculating tax liability, distributions of project reserves, advice on negotiating with investors and how to minimize the buyout cost. This training is intended for finance directors, controllers, chief financial officers, asset managers and developers.

Wednesday, April 21st: "Year 15" Tax Credit Buy-outs (Day Two) 9:30am to 3:30pm
Day Two is designed to help participants evaluate and prepare for the buyout of specific projects.  Participants bring pro formas, partnership agreements, k-1s, audit and options, then work through an analysis in small groups. Issues that arise from the analysis will serve as the basis for group discussion. This training is intended for finance directors, controllers, chief financial officers, asset managers and developers.

Payments must be received one week prior to the class in order to secure your attendance. The number of registrations per organization for any one class will be limited to three (3) except by special arrangement with NPH and LISC.
